Is there a bathtub or just a shower?
Our homes offer a mix of bathtubs and showers depending on the floor plan.
What kind of appliances and features does the kitchen have?
Our kitchens are designed with both style and convenience in mind. Every home features stainless steel appliances, including a full-size refrigerator, stove, microwave, and dishwasher.

Yes, washers and dryers are included in every apartment. Each home features a full-size, side-by-side washer and dryer.

Our apartments feature granite countertops throughout the home, including in the kitchens and bathrooms, offering a polished, durable, and upscale finish.
Do the apartments have patios/balconies?
Yes, every home includes a private patio and balcony.
Do the apartments have a keyless entry? do they ahve smart features?
Yes, every apartment includes keyless entry with a smart lock and a smart thermostat. Residents also have the option to add additional smart features such as lights, outlets, and more, allowing you to customize your home for added convenience and comfort.
Is wifi inlcuded in my rent?
Yes! Wifi Is included within our Liv Bundle. This is through Cox Communications, each home is already equipped with the router making it as easy as possible to enjoy your high speed internet.

What leasing options are available?
We offer flexible leasing options designed to fit your lifestyle, with lease terms ranging from 6 to 18 months. This gives you the freedom to choose a shorter stay or a longer-term home, depending on what works best for your plans. With a wide variety of floor plans and tours available every day, we make it easy to find the perfect fit.
Do you offer individual leases & co-living?
We do not offer co-living or individual lease agreements, but we do make shared living very easy. You are welcome to add roommates to a lease, and if everyone meets the qualification requirements, you can also add or remove roommates during your lease term. This gives you flexibility while still keeping everything simple and straightforward.
Can I request a specific apartment & can an apartment be held?
Yes, you can absolutely request a specific apartment and we can place a hold on it for you. We require a $50 application fee per adult along with a holding deposit of $240 per home, and once those are in place we can reserve the apartment you love. Reach out today to see how long it can be held, and we will be happy to help you get the process started.
Is there a security deposit and is any of it refundable?
Yes, we can approve applications with a security deposit if necessary. The amount is based on the results of the credit screening, but it will never be more than one month’s rent. If approved with a deposit, this would be fully refundable.
Do you accept Section 8 vouchers?
Yes, we do accept Section 8 and other housing assistance vouchers, in accordance with Phoenix fair housing and source of income protections. We are happy to work with voucher holders, and everyone is welcome to apply. Because we are not a tax credit community, all applicants, including those using assistance, must still meet our standard approval criteria for income, credit, criminal and rental history. The voucher can be applied toward your rent portion, but the overall household still needs to qualify for the apartment. Our team is always happy to walk through the process with you and answer any questions so you know exactly what to expect.
Are utilities inlcuded?
We keep utilities simple and transparent. We have a Liv Bundle that covers Internet, water, sewer, and valet trash for a flat monthly fee based on the size of your home, so there are no surprises. Electricity is billed separately based on your actual usage and paid directly to SRP (Salt River Project).
Is renter's insurance required?
Yes, renter’s insurance is required. We ask for a minimum of $100,000 in liability coverage, and you are welcome to use any provider you choose or take advantage of our preferred partner, Homebody Insurance, for a quick and easy setup.
Can the apartment be sublet or listed on short-term rental platforms like AirBnB or VRBO?
We do not allow subletting or short-term rentals through platforms like Airbnb or VRBO. This helps us maintain a safe, secure, and welcoming community for everyone who lives here. By ensuring that all residents are listed on the lease and that guests are always accompanied by a resident, we are able to preserve the residential feel of the community and give our residents peace of mind knowing their neighbors are part of the community too.
How do I apply?

How do I pay rent?
We make paying rent easy and flexible. You can pay online, over the phone, or in person at the office, and we also offer a secure drop box for added convenience. We accept every form of payment except cash, so whether you prefer to pay digitally or in person, there are plenty of options to fit your needs.
When is rent due?
Rent is due on the 1st of each month, and we offer a 5-day grace period that includes the 1st, so your payment is not considered late until the 6th of the month. We want to give you a little extra flexibility while still keeping everything simple and clear.
What steps does Liv take to prevent rental application fraud?
At Liv, protecting our residents and our community from fraud is a top priority. We use a combination of industry-leading technology and internal safeguards to ensure every application is thoroughly verified before approval. All applications are processed through Entrata, our secure property management platform, which includes built-in fraud detection and screening tools. We also use Resident Verify to confirm identity, income, employment, and rental history, helping us ensure that the information provided is accurate and legitimate. In addition, our team reviews applications for consistency, runs credit and background screenings, and verifies documentation before any lease is approved. This layered approach allows us to prevent identity fraud, income misrepresentation, and unauthorized occupants, which helps keep our community safe, fair, and secure for everyone.
Do you require a pet deposit?
We do not charge a pet deposit. Instead, we have a one-time pet fee that helps cover potential pet-related wear and tear, supports our Poo Prints program, and helps keep the community clean, safe, and comfortable for all of our residents, including our four-legged ones. There is also a small monthly pet rent per pet. The one-time fee and monthly rent vary depending on whether you have a cat or a dog, and there are slightly adjusted fees for additional pets. We allow up to three pets per home, with a limit of two dogs. For the safety and comfort of everyone in the community, there are a few breed restrictions in place, and our leasing team is always happy to review those with you and help make sure your pets are a great fit.
Are there breed restrictions?
We love being a pet-friendly community. To ensure a comfortable and well-balanced environment for everyone, we do have a short list of breeds that require specialized care or training that we are not able to accommodate. This includes Doberman Pinschers, Rottweilers, German Shepherds, Chow-Chows, Huskies, Mastiffs, Pit Bulls, Bull Terriers, Staffordshire Bull Terriers, American Staffordshire Terriers, and any dog-wolf mix, or any mix containing one of these breeds. Our team is always happy to help review your pet's veterinarian paperwork and answer any questions.
Is the apartment set up for working remotely?
Yes, absolutely. Our community is designed with remote work in mind. We offer individual work pods and comfortable lounge areas with power outlets, all available with 24-hour access, so you can work, meet, or study whenever it fits your schedule.
Are apartments internet/cable ready? Is there a separate charge? How do I set it up?
Yes, every apartment is internet and cable ready.
How do I get my packages/do you have package lockers?
We offer Amazon Hub package lockers for secure and convenient delivery. There is no additional charge, and we enroll all residents automatically so you can enjoy easy, worry-free package pickup with peace of mind.
Are BBQ grills available?
Yes. We have multiple gas grills located throughout the community, along with two charcoal grills for residents who prefer that style of cooking. They are perfect for casual dinners or entertaining friends.
Do you offer valet trash service and/or recycling?
Yes, we provide valet trash service Monday through Friday, with pickup beginning at 8:00 pm. We also offer recycling, including dedicated options for cardboard boxes, to help keep the community clean and eco-friendly.
Are there co working stations?
We have multiple areas throughout the clubhouse designed for collaboration, studying, or remote work, giving you flexibility beyond your apartment.
Are there electric vehicle/EV charging stations available?
Yes, we have multiple EV charging stations, each capable of serving two vehicles, powered by ChargePoint. Liv residents also enjoy discounted charging, making it easy and affordable to keep your vehicle powered up.
What is the smoking policy?
To ensure a healthy and pleasant living environment for all, Liv Communities are designated as smoke-free zones. This policy applies to all areas, including: Common areas, Parking lots, Amenities, Apartments, Patios. Residents found in violation of this policy will incur a fine of $300. Additionally, residents are responsible for ensuring their guests are in adherence of this.
Do you allow pets; if so, do you have pet amenities?
Yes, we are a very pet-friendly community 🐾 We not only welcome pets, but we also offer amenities designed just for them, including a bark park where they can run and play.
What's the resident parking situation?
We make parking easy and convenient for our residents. Every home is provided with an assigned covered carport, and our loft-style homes include a private garage. In addition, we offer uncovered parking on a first-come, first-served basis, along with optional garages available to rent if you would like extra space or additional covered parking.
What is the guest parking situation?
We offer open parking throughout the community, available on a first-come, first-served basis, which makes it easy and convenient for guests to visit. There are plenty of spaces located around the community to keep parking simple and stress-free.
What schools are in the area?
Chandler Unified School District which includes Basha Elementary, Bogle Junior High School, and Hamilton High School.
How far is it to the nearest airport or train station?
We are conveniently located about 16 miles from Phoenix Sky Harbor International Airport, and 11 miles from The Phoenix-Mesa Gateway Airport.
Are you near any transportation routes? Which ones?
Yes, we are conveniently located near several major transportation routes. Easy access to Loop 202, I-10, and Loop 101, making it simple to commute throughout the Phoenix metro area.
How walkaable/bikable is the community.
We are located in a suburban area which has very bike-friendly streets and sidewalks throughout the neighborhood.

Is this a gated community?
Yes, we are a gated community. We have vehicle entry gates along with remote guest access, so residents can easily let in guests, visitors, or delivery drivers right from their phone. This gives you both convenience and added peace of mind.
